Serviced Apartments and Aparthotels in Gibraltar, Explained
Last checked
What serviced apartments and aparthotels in Gibraltar are, who runs them, what to check before booking, and the rules that catch long stays out.
A serviced apartment in Gibraltar is a furnished flat with its own kitchen and laundry that you book by the night, the week or the month, with linen and a management team behind it, and an aparthotel is a whole building run that way by one operator. Gibraltar has only a handful: the main aparthotels are Victory Suites and E1 Suites and Spa on Devil's Tower Road by the airport, Atlantic Suites at Europort and Europa Suites at Europa Point, alongside agency managed short let flats, mostly in Ocean Village.
That short list matters more than any definition. Visit Gibraltar's directory lists six hotels and hostels and sixteen self catering units for the whole territory, and the Government's hotel occupancy survey does not count aparthotels at all, so most guides to staying here simply leave them out. This one covers what these places are, how they differ from a hotel room, what to check before you book, who they suit, and two rules that most long stayers only discover after they arrive.
Serviced apartment, aparthotel, short let: the plain difference
A serviced apartment is a furnished, self contained flat let for short or medium stays, with the things a landlord would never include: bed linen, towels, WiFi, cleaning between guests, and someone to contact when the boiler stops. You get your own front door, a kitchen you can actually cook in, and usually a washing machine.
An aparthotel is a building full of serviced apartments under a single operator. The difference from a scattering of flats is consistency. Every apartment is fitted to the same standard, the same team runs the whole building, and check in, cleaning and problems all go through one place rather than through whichever owner happens to have listed a unit that week.
A short let is the catch all for a privately owned flat rented to visitors, often through a booking platform or a local agent. Some are excellent. The risk is variation: who cleans it, who answers at eleven at night, and whether the photos are current. None of these words is a protected term in Gibraltar, so read what is actually offered rather than the label.
What Gibraltar actually has
Here is the current serviced and aparthotel market, taken from each operator's own website or its Visit Gibraltar listing in October 2026. We have left prices out on purpose: they move with the season and the length of stay, and a figure copied from someone else's site is out of date by the time you read it.
| Operator | Where | Kitchen | Longer stays, by its own description |
|---|---|---|---|
| Victory Suites | 9 Devil's Tower Road, east side, by the airport and frontier | Full kitchen in every apartment | Extended stays, with long stay rates |
| E1 Suites and Spa | Devil's Tower Road, east side | Fully equipped kitchens in all suites | Stays of up to 90 days |
| Atlantic Suites | Europort, west side, near St Bernard's Hospital | Kitchenette in studios, full kitchen in larger suites | Short or long term serviced rentals |
| Europa Suites ApartHotel | 4 Harding's Road, Europa Point, the southern tip | Fitted kitchen in each of its 144 studios | Medium to long term lets |
| Chestertons Short Lets | Mostly Ocean Village | Equipped kitchens | Three nights to six months, per its Visit Gibraltar listing |
Two names that turn up in searches are not apartments. The Sunborn in Ocean Village is a yacht hotel, permanently moored, with hotel rooms rather than kitchens. And the hotels on the official list, the Bristol, the Eliott, the Holiday Inn Express, the Rock and the Sunborn, plus the Emile Youth Hostel, are the six establishments the Government's Hotel Occupancy Survey 2025 is built on. That survey puts the average tourist stay in those hotels at 3.7 nights. Gibraltar's hotel trade is organised around the long weekend, which is exactly why people staying for weeks end up looking elsewhere.
For the full map of hotels, hostels and flats, our guide to places to stay in Gibraltar covers every option, and where to stay in Gibraltar in 2026 explains which months sell out.
How it differs from a hotel room
The kitchen is the difference that pays for itself. On a two night trip you eat out and it does not matter. On a three week contract it is the difference between choosing where to eat and having to eat out three times a day. Food and non alcoholic drinks are zero rated under Gibraltar's transaction tax, so a supermarket shop is a fair comparison with home. We have worked through what a kitchen actually saves in our self catering guide.
Laundry is the second. A hotel either charges per item or sends you to a launderette. An apartment with its own washer dryer means you pack for one week and stay for four.
Space is the third, and it is not only about square metres. It is a door you can close between a sleeping child and a working parent, a table that is not the bed, and somewhere to put a suitcase that is not the floor.
A hotel sells you a room for the night. A serviced apartment sells you a place to live for as long as you need one.
What you give up is real, and you should weigh it honestly. Most serviced apartments do not clean every day. There is usually no restaurant downstairs cooking your breakfast, no bar, and no porter. At an aparthotel run on self check in there may be nobody at a desk at two in the morning, by design, with the team reachable by message instead. If those things matter more to you than a kitchen, book a hotel and enjoy it.
What to look for before you book
A real kitchen, not a kitchenette. Ask for a hob, an oven and a full size fridge. A kettle, a microwave and a two ring hob in a cupboard is a kitchenette, and some operators fit those in studios but full kitchens in larger units, so check the specific apartment type you are booking.
Laundry inside the apartment. A washer dryer in the flat is very different from a shared laundry room on another floor, or none at all.
The beds, counted properly. Studios in Gibraltar are compact, and some use a double bed that folds into the wall to free up the floor in the day. Sofa beds are common in one bedroom and larger units. If four adults each want a proper bed, ask exactly how many there are.
What a monthly rate includes. Electricity, water, WiFi, cleaning and linen changes can each be included or added. Ask about the Sustainable Tourism Fee too, a per visitor, per night charge on stays in hotels and rented accommodation, introduced on 1 August 2022 and collected by the operator. Children under 12 have been exempt since an amendment later in 2022.
Check in that works at midnight. Flights into Gibraltar are few and diversions happen, so late arrivals are normal. Find out how the door code or key reaches you, when it is released, and who answers if a lock misbehaves.
That a private short let is registered. Since 1 July 2025, short term lets must be registered under Part 2 of the Register of Property Occupation Act, and new ones must be registered before they are advertised. The bill that introduced the regime defined a short let as a stay of no more than 30 days, so longer stays sit under different arrangements. If you are booking a privately owned flat, it is a fair question to ask.
Where it is, measured rather than described. Gibraltar is small, but the east side by the airport, the town centre and Europa Point are very different places to come home to. From Victory Suites on Devil's Tower Road, Casemates Square at the top of Main Street is about 840 metres on foot, roughly 11 minutes on OpenStreetMap's walking route, and the airport terminal about a kilometre. Our guide to staying near Gibraltar airport has the distances from the terminal to every part of town.
Who serviced apartments suit
Contractors and project teams. Gibraltar's workforce already crosses the frontier daily on a large scale: official employment statistics recorded 15,509 frontier workers in December 2025. People brought in for a fixed project, an audit or a construction phase often prefer not to join that commute, and an apartment with a kitchen and laundry is far easier to live in for six weeks than a hotel room. Our corporate accommodation guide covers block bookings and team stays.
People relocating. Only 14.3 per cent of Gibraltar households rented privately at the 2022 census, 2,069 out of 14,495, so the private rental market is small and moves quickly. Signing a twelve month lease from abroad on the strength of photographs is a gamble. A furnished base for the first month lets you view flats in person. Our relocation guide walks through the first weeks, and our long stay cost comparison prices a lease, a hotel and a serviced apartment side by side on cash out, deposits and furniture included.
Families. A separate bedroom, a washing machine and a fridge for children's food make a week easier than any hotel upgrade. Check the bed count first.
Long stays and remote workers. Anyone here for three weeks or more, working from a laptop, needs a table, reliable WiFi and somewhere to cook. Our remote working guide covers the rest.
Who should not bother: a couple here for two nights who want breakfast made and the bed turned down. A hotel does that better, and we would rather say so.
The 90 day rule now includes Gibraltar
This is the rule that catches long stayers out, because it changed on 15 July 2026 and plenty of older advice says the opposite. The treaty question and answer site states that a British citizen visiting Gibraltar can stay 90 days in any 180 day period, and that from the treaty's entry into force, time spent in Gibraltar and time spent in the Schengen Area both count towards that allowance. A month in Gibraltar followed by two months in Spain uses up the lot.
The same site says British and EU citizens can remain in Gibraltar for up to three months, and that anyone staying longer is legally obliged to register their presence and take up legal residence. The Residency Regulations 2026 came into force on 14 July 2026 and set out permits for employees, the self employed, students and others.
Visa nationals face a separate change. Under Technical Notice 558/2026, anyone from a visa requiring country now needs a Schengen short stay visa to come to Gibraltar for any purpose, including work. Our entry requirements directory lists who needs what. None of this is legal advice. If your stay will run past three months, speak to Gibraltar's immigration authorities before you arrive, not after.
Where Victory Suites fits
Victory Suites is an aparthotel of 100+ apartments at 9 Devil's Tower Road, on the east side of Gibraltar, a short walk from the airport terminal, the frontier and Eastern Beach. There are four types: studios with a double bed that folds into the wall, executive studios and one bedroom apartments with a sofa bed, and two bedroom apartments. Every one has a full kitchen, a washer dryer, air conditioning and heating, fast WiFi, a Smart TV, an iron and a hair dryer, with linen and towels provided.
It runs on self check in. Check in is from 3pm and check out is at 11am. Once your details, ID and payment are complete, the door code is released on the day you arrive, so a midnight landing is not a problem. The team answers on WhatsApp, and on weekdays between 9am and 4.30pm it can hold luggage if you arrive early or leave late. There is no parking in the building: guests use the Devil's Tower Road car park nearby, on its first floor.
What it is not: a hotel with a desk that is staffed all night and room service. If that is what you want, the hotels in town will suit you better, and we would point you to them. If you want your own front door, a kitchen and a washing machine within walking distance of the airport, that is precisely what the building was made for.
The short version
For two or three nights, a hotel is fine. For a week or more, a relocation, a contract or a family, a serviced apartment gives you a kitchen, laundry and room to live, at a rate that falls as the stay gets longer. Gibraltar has only a few of them, so compare the five above on kitchen, laundry, beds, what the monthly rate includes and how check in works, and keep an eye on your 90 days.
If Victory Suites looks like the right fit, check your dates and book direct at victorysuites.gi. For a stay of a month or longer, message us before booking and we will quote the long stay rate for the exact apartment type and dates, rather than a figure that will not match your booking.
Frequently asked questions
What is the difference between a serviced apartment and an aparthotel in Gibraltar?
A serviced apartment is a furnished flat with its own kitchen, linen and usually a washing machine, let by the night, week or month with someone managing it. An aparthotel is a whole building of serviced apartments run by one operator to one standard, so check in, cleaning and problems all go through the same team. Neither is a protected term in Gibraltar, so read what is actually included rather than the label.
Are there aparthotels in Gibraltar?
Yes, but only a handful. The main ones are Victory Suites and E1 Suites and Spa on Devil's Tower Road near the airport, Atlantic Suites at Europort and Europa Suites ApartHotel at Europa Point, with agency managed short let flats such as Chestertons Short Lets, mostly in Ocean Village. Visit Gibraltar's directory lists six hotels and hostels and sixteen self catering units for the whole territory.
Can I rent a serviced apartment in Gibraltar by the month?
Yes. Several operators describe medium and long stays on their own websites, from E1 Suites and Spa's stays of up to 90 days to Europa Suites' medium to long term lets. Ask for the monthly rate in writing and check what it includes: electricity, WiFi, cleaning, linen changes and the per night Sustainable Tourism Fee can each be included or added.
Is a serviced apartment cheaper than a hotel in Gibraltar?
For two or three nights a hotel is often the better deal. For longer stays the apartment usually pulls ahead, because rates fall with length of stay and a kitchen replaces eating out three times a day, and food and non alcoholic drinks are zero rated under Gibraltar's transaction tax. Our long stay cost comparison prices a hotel, a serviced apartment and a twelve month lease side by side.
How long can I stay in Gibraltar as a visitor?
Since 15 July 2026 a British citizen visiting Gibraltar can stay 90 days in any 180 day period, and time spent in Gibraltar and in the Schengen Area both count towards that allowance. British and EU citizens staying longer than three months are legally obliged to register and take up residence. Visa nationals now need a Schengen short stay visa. Check with Gibraltar's immigration authorities before a long stay.
Do Victory Suites apartments have a kitchen and washing machine?
Yes. Every one of the 100+ apartments at Victory Suites, 9 Devil's Tower Road, has a full kitchen and a washer dryer, along with air conditioning and heating, fast WiFi, a Smart TV, an iron, a hair dryer, linen and towels. Studios have a double bed that folds into the wall, while executive studios and one bedroom apartments add a sofa bed.
